Anyone able to clarify what they mean when they say "physical changes to the area"?
Equally, I know of several properties in our location which have had extensions .. yet they remain the sameWould that make a difference to our banding?
The other thing I'm a bit peeved about ... in recent years, a number of the houses in our location have been sold and are now owned by HA's .. would this have any bearing? Would "new builds" have any bearing?? (Been a lot of that recently too, LOL )
This is one area I am completely clueless, so any extra info anyone can provide will be most appreciated.

Hi Queenie. I think physical changes means say if you had a noisy garage built next to you or a night club! or something like that.
I don't understand how the houses that have had extensions can be the same band as those without.
I did read that the government are not now doing the review so the only way I know of checking that you're not paying too much is contacting the voa.

Mine looked ok, so I thought I would check my Dad's out who was complaining how much he paid at the weekend. Noticed that his is down as a composite rate (business/personal use), as it used to be a working farm. It has only ever been a non working property whilst he has lived there so it looks like he will be in for a reduction and hopefully a rebate for 7 years. Many thanks for the link,

Very interesting... I'm in the middle of a bank of three (8yr old) houses, so I'm classed as a 'terrace' (whilst they're both end-terraces), one has a conservatory but other than that both are the same size as mine, yet I'm band C whilst they're both B!
I've appealed too - on the grounds that my house is no bigger and certainly not worth any more than theirs!!

Our dormer bungalow with one small (only just a double, minus clothes storage) and two tiny "bedrooms" is band E, same as the house opposite which was sold a few years ago as having five bedrooms. Next door have extended and now have four bedrooms plus an en-suite, but are only band D. All the houses at the bottom of the cul-de-sac are band C. It's ridiculous.
B-B. Try appealing. Worth trying. There's a lot of money involved.

asandwhen appealed and got a good reduction in banding. He's well pleased.

My OH sold his house last year and we are living together in mine, getting married next year. I intended to put the house in both our names after we marry (I've owned the house for 10 years), thinking that we shouldn't have a problem with transfer of assets between spouses. However, we are planning an extension (paid for by the profits of my OH's house sale) to the house before we get married. Reading this thread, I'm now wondering whether we will fall foul of the council tax rebanding on change of ownership if we wait until we get married, and after the extension will have been built.
However if we do the joint names bit before we get married, we'll incur another load of costs presumably to change the deeds again to my married name. Plus presumably there might be some sort of tax liability on my 'gift' of half the house to my OH. Would there be any point in my 'selling' him half the house? We would have the funds to be able to explore this option.Make £2025 in 2025
