The "long awaited" garage break in photos.

I bought a flat a few weeks back and the land registry info showed that I owned a garage, despite the EA and the vendor knowing nothing about it.
On legal advice, I left a notice on the garage for two weeks, but today was the day to finally gain entry and see what was inside.

Ten minutes with a large screwdriver, hammer and moele grips. It made hell of a lot of noise when I was hammering and the children in the garden over the other side were "daddy what's that man doing?" LOL.

We have access.

It contains several items. Lockers:

A wicker shelving unit, looks like it's from another flat

A wall heater, identical to he one I removed from my flat last week.

A clue to the user. No 38 is my next door neighbour and she's recently bought here place and doesn't own a garage to the best of her knowledge.

There's also some car wheels, a car battery and a large number of empty boxes.
I'm wondering if the garage was used by the tenant who used to live in no 38 before it was sold? Or did the tenant in no 38 ask the owners of 32 to use the garage?

It doesn't matter either way I suppose.

I'm going to trace the mysterious C.Sutherland. Martial arts expert?

    Notice it says "boxing" on the one locker. Maybe this chap is a boxing martial arts expert then.

    I've just tried phoning that number and the woman who answers knows nothing about C Sunderland or 38 Boakes drive. Number probably changed then I guess.

    A bit more digging for Mr C Sutherland, into his boxing/martial arts etc and lives in Stroud.

    A bit more google work and I've found an advert in a local mag for martial arts classes with a chap called Clive Sunderland, together with a contact number.

    What is the legal situation now then, your deeds say the garage is yours?
    What happens to the contents thats in the garage are they yours or do you have to make a good effort to locate owner to them for a certain time first.
    Its looks like a decent garage anyway!! Well done!
