We were on track to exchange today......until we get a revised mortgage offer by email from santander as they neglected to include the fact we had some gifted deposit in the conditions. Grrrrr!!

They revised the offer? Did they give you less?

No, just added one line stating that as some of the deposit was a gift, the conveyancer should ensure this is correct.

That's it, just one line. Now our solicitor has to review it again.

Are you using the MATS system to track your cases?

I know it doesn't move much, but it may help a little;-

    https://www.santanderforintermediaries.co.uk/content/login

    it's the second one down.

If you know your case reference number and input that and your postcode, you should be able to see your application.

    25/2 Met with broker
    26/2 He uploads documents
27/2 Both mortgages approved, valuation of house 1 instructed
28/2 Proof of deposit provided for house 2
    4/2 House 1 valued
    6/2 SA302s supplied for house 2
13/2 Santander now says it needs accountant's ref - argh
18/2 Accountant's ref sent to broker
19/2 Broker finally gets around to uploading it...
19/2 Now solicitor says it has no paperwork for house 1!!

The broker is the slow link in this - not much of a sense of urgency, emails frequently "lost" and inability to find email attachments.

In addition, the broker should have known Santander would want SA302s for us, and a reference. He apparently mentioned them in passing to my husband, then seems to have forgotten to ask for them, adding 2-3 weeks to the process.

Combined with the slow processing times, our completion deadline of April 1st is starting to look extremely unlikely!

Now mark my words that this app will tick over 26/3 and we'll be asked for a new set of bank statements...

Current Santander service times (as long as no document is requested - then it is back to the end of the queue).

    Underwriting date

18th Mar We are reviewing applications sent to our underwriting queue on the 18th March

    Average time to survey

4.5 days Our turnaround time from agreeing your case to receipt of the survey is 4.5 days

SA302s are now a standard requirement for the self employed with nearly all lenders.

Exactly, so the broker should have known better.

Got my Santander offer subject to valuation today, after full application was sent on 18th. SO so glad we didn't do the over the phone interview in the end, as going directly in branch (with all required paperwork) was far far quicker. Fingers crossed for valuation now :D
