Estate Agent Contacted competing agent to scupper my sale

Hello, hoping someone in the know can provide their opinion on this:

I'm currently in the process of buying a flat and am interested in two separate flats with two agents. I'd made an offer on property 1 which was rejected and then subsequently put in an offer on property 2. In the mean time I told the agent for property 1 that I would review my offer and consider whether to come back with a counter-offer. The offer on property 2 was subsequently rejected so I put in another offer on property 1- at this point I was told by the agents for property 1 that they had been approached by the agent for property 2 to let them know that I had put in an offer.

Surely it is unacceptable to do this without asking my permission? At no point did I provide agent 2 with the details for agent 1, so they must have had to do some Rightmove snooping to find out.

Would appreciate any advice as am on the brink of making a formal complaint as it may well now scupper my sale with property 1.

    Let me guess, both offers were way under asking price?

    How can it scupper your sale if your are buying? You do realise that the EA is working on behalf of the vendor, not you right?
  • No, both offers were within 5% of the asking price- not that this should make any difference.

    I would have thought it was obvious but will spell it out- having an offer on two properties is likely to be perceived by an agent as not being serious about their property and potentially not taking any further offer seriously.

    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

    There is a fairly substantial difference between a sale and a purchase.
  • Hi @theartfullodger not necessarily surprised, but really just want to understand if what they've done is lawful or not. Would I be wasting my time if I make a complaint about this?

    How did property 1 agent know about property agent 2? I am guessing you told property 2 agent?
