    I agree completely that that would be the best thing to do. I am not sure of any of the questions you ask though. I think it is very expensive, which is probably the main reason for not doing it.

    I found out today that my housing association are not going to carry out the survey requested by the bank. They have their own survey they did last year which they are saying is good enough. The bank are just going to disagree and refuse the mortgage.

    I don't know what to do. How can the HA refuse to do this? It renders all houses in the block will be unsell-able. Are all banks asking for this specific report?

    Which HA was this and which lender please... I'm going through this process now, so wondering if I should prepare for the worst

    Also has the lender actually refused the report already? How do you know the survey won't be good enough? And yes all lenders will ask for this info now.

    The buyer's mortgage broker ( or solicitor, not sure which) said that the bank will only take the report they have asked for. Any other survey won't be considered to get the mortgage.

    Maybe it's worth contacting one of the independent bodies recognised by the government to ask the cost of the survey? If its reasonable maybe the HA will allow it to be done, if you pay for it?

    Ok... by way of an update. I spoke with estate agent today who has spoken with the Asset Manager of the Housing Association. HA have got report from builders showing the cladding used is honeycomb metal, doesn't contain combustible materials and not ACM. They have a second report from cladding specialist proving this. These are being sent to bank to see if sufficient to get mortgage. Estate agent told me HA are not going to get independent report of MHCLG outlined above because they have no legal obligation too since the cladding contains no combustible materials and that the reports they do have fulfil the law. We don't know yet if this will satisfy the mortgage lender. It seems that in asking for this independent MHCLG report the bank is requiring something that the law does not.

    Any thoughts????

    I was told we just have to send all this to bank and hope it comes back positive. Fingers crossed.

    That's great news! The cladding expert is independent surely? Do you know their name/the company name, you can check if they are registered with one of the recommended bodies. I honestly hope the lenders don't require a new independent report from HAs because that's ridiculous.

    Can i check which HA it is please, in case i'm going to face the same battle :)

    Thanks, but I don´t think it is good news yet. The same thing happened in January with Nationwide and the bank refused the mortgage because the HA didn´t have the MHCLG advice 14 report, because legally the HA don't require it (since the cladding does not contain anything flammable)

    Here is more infomation about the adivce note for buildings that DO NOT contain combustible ACM cladding. Note that it says that even if the cladding does not containt flammable material (class 0), this is not evidence that the system is safe.

    Can any Mortgage broker or solicitor tell me why banks are using this requirement in granting mortgages when HA and Building Owners aren't legally required to do follow it, especially if they can prove the cladding is not ACM nor flammable?

    My Esate Agents and Solicitor have both told me all we can do is wait and hope and pray the documents the HA have sent will be enough to satisfy the bank (but in the same breath they tell me the bank will only use the MHCLG note to make a judgement).

    I will let you know when I have more information. I would rather not give the name of the HA at the moment, but very happy to further down the line.

    Oh, and the cladding inspector wasn't independent... it was the cladding manufacturers who told the HA what is in the cladding.
