Countrywide Property Lawyers - are they as bad as I've read?

Anybody can download Land Registry info.
Not if the title isn't registered, you can't!because they couldn't download the Land Registry info of the property and was waiting for the seller to send the title deed across.
Bairstow Eves will have an e-mail connection with CPL (nobody else can e-mail them) so it would be easy for them to ask CPL what the delay was and then kick the seller to provide the deeds.
There is of course the interesting point that if the title was unregistered one wonders who prepared the HIP because they would have needed the unregistered deeds to prepare it so if CPL did the HIP they should have the deeds and if they didn't then the deeds will be somewhere else and the seller will have to retrieve them.
Moral: If you have an unregistered title use your conveyancer to do the HIP then he will already have the deeds.
However CPL should have got a copy of the HIP and they should have seen an epitome of the unregistered title in it - so they could have used that to draw up the contract!RICHARD WEBSTER

no magic answer we do come across them and my heart sinks..... 28 day exchange is harsh in this climate but your lucky if they get round to raising quieries in this time not really happy to use for new build but they must have something going for them,

This is the company to whom I was going to use(CPL), yet after seeing everything online and the quotes sent to me after paying a deposit believe that they charge much more than local solicitors. Would I be able to get the deposit back as I was told by the estate agent that they were compariable in price. However, from the quote sent out they are almost double the price?0

I have requested my £150 refund due to their very expensive costs. I HAD NOT SIGNED FOR THEM TO ALLOW TO ACT FOR ME SINCE SEEING THE QUOTES. I hope to receive my money soon,0

I am glad to say that before signing them to act on my behalf, I contacted them and explained that I was told they were compariable to the whole market by Taylors and reqested my £150 back as I had been mis-sold advice. I am awaiting my cheque for £150. Still not received so had to email them and now promised that it will be sent within the next few days.0

I can confirm that Countrywide surveyors are awful.My experience of CWL was them recommending to me that i took out a 35 year mortgage when i could clearly afford the 25 year version.
I have no brief for Countrywide Property Lawyers- but these posts were about their surveyors and their mortgage services which are not the same thing!
My chief gripe with CPL is that they will not use e-mail to other solicitors!RICHARD WEBSTER

I read all of the above and as the quote given was £600-800 more expensive, explained to CPL that I felt I had been mis-led as there prices were not compariable to the open market (which I was told) and asked for my deposit back. They sent me a cheque for the full £200 back. Great news, luckily I had not signed anything giving them authorisation to act on my behalf.0

personally considering they do over 30 thousand transactions each year i think they are really good. Yes they are bound to have unhappy customers out of 30 thousand and its only these people that write reviews!!
I have used them and they are great i habe used them 3 times in my line of business alot better than the smaller law firms that do things at their pace i say use them..0
