    I have bought and sold many times and each time I accept an offer I still google time frames for exchange... really stupid, but totally normal...Hope all goes well

    About 5 to 6 weeks IF both solicitors are on the ball and it's a simple transaction, i.e. cash buyer, no chain, freehold property etc.
    For Democracy to work, the losers have to accept defeat.

    I have boughtand sold a lot of houses. People always say we can do it quickly, it never happens. 10-12 weeks is about right.

    I have just exchanged in a complicated chain we managed to get to exchange after much hard work in 16 weeks. You do need to keep on top of your solicitor and your seller/buyer via the EA or if possible with direct communication with them.

    From when the offer was accepted on the property (presuming the chain is complete - if not, wait until complete then take it as 12 weeks from then).

    We sold 3 weeks ago, no chain, sold to FTB’s. Survey done today, contracts sent to buyers solicitors, and buyer solicitors applied for searches a week ago.

    We have asked to exchange by 10th May. As an incentive, we have offered buyers £2k off PP if we exchange by this date.
    20 plus years as a mortgage adviser for Halifax (have now retired), and I have pretty much seen it all....:D
