Debate House Prices

    I agree. VERY well done to the OP, though :T .

    Keep you fingers crossed and bare in the back of your mind that there MAY be a chance that they could get cold feet and/or intentionally gazump (we got gazumped 3 weeks ago, so it is very fresh in my mind... :rolleyes: ).

    My advice would be:
    - Do EVERYTHING in your power to get them to valuation and exchange AS SOON AS POSSIBLE (we did, although our estate agent let us down badly on one aspect of this... next time I would be right on top of the estate agent to make sure everything runs to schedule...).
    - IF YOU CAN, keep the property on the market until exchange or at least the valuation (our buyers - FTB - stalled the valuation, then demanded a further £40k off the asking price)
    - Think through the gazump situation. NOT to be pesimistic, but - if the worst comes to the worst - to me able to cope with it. Rightly or wrongly (people have varying opinions on it!), our knee-jerk reaction was not to negotiate and all and say "take it or leave it" - they pulled out. If it does happen, you want to be aware if you would negotiate and, if so, how much...

    I would be SLIGHTLY suspcious about your buyers because, like ours, they originally offered lower and then came back and offered higher (which we eventually accepted - it was still below the minimum we wanted). Hopefully it was because they REALLY want it, so "despite trying it on, have decided that it is worth close to your asking price afterall". What I would be worried about is that they were "originally trying it on, but still only want to pay that amount" (i.e. are offering more, but intending to force the offer back down). Sorry, I don't have a lot of faith in people at the moment (still stinging). Plus if you believe some people's opinions, a buyer would be insane NOT TO gazunder... :mad:

    I am worried about gazundering - but I guess my strength is that I was on the market less than 48 hours, so I'll just go back on if they try any tricks. They did ask me to take it off the market - and I agreed on the basis that I'm not into playing any silly games, but I also mentioned that I expect anyone else to play games either (I forget how I actually worded it....)

    Good luck with finding a new buyer ;)

    There definitely ARE genuine buyers out there who wont mess you around (if I was buying your house, I certainly wouldn't mess you around). If your turn out to not be one of them, I will lend you a very big stick to beat them up with... ;)

    Lets' hope it completes without any probs....like survey niggles being used to push down price a bit more....but if they do...meet halfway.

    Make sure that the transaction moves along quickly. As if they've nothing to sell you should be able to complete the transaction in 4 weeks. Been in similar position myself, fortunately my solicitor was on ball and warned me that that other party was dragging along. Transpired did in fact have property to sell!
