renting a three bedroom house

    Its not so much the fact that all the bedrooms are going to be used ....more a question of how many bathrooms does the property have....


    Other than that in some ways who are you to question how people live....they may well keep the house in imaculate condition and you also dont know where they have lived previously,your house may have far more space than where they previously lived.


    Bunk beds are a wonderful invention and have been used to gain a great deal of space for my kids over the years...and if they are used to living compactly then it may not end up the disaster you refer to...


    However only you know the house and its capabilities....with a wide spectrum of needs ranging from small children,through teens and an adult I guess it likely to provide a fair bit of wear and tear on your property which of course you will need to allow for and take into consideration


    The ideal for them may well be a 4 bed 2 bathroom house in the same way that the ideal tenant/s for you might well be a professional couple or small family......but in the rental game there is no guarantee that the perfect senario produces the best tenant.

    I'm a LL and have several properties where if I'm honest I waited for the ideal situation to present itself.....I probably would end up with empty properties for most of the year.


    Out of interest...define long tenancy,thats an interesting concept ....one where there are many differing views

    the house is900 sq feet .
    Livingroom ,diningroom (cant be used as a bedroom )
    kitchen (not big enough to eat in ) 1 bathroom ,three bedrooms .(two doubles ,I box room with built in single bunk)

    As for wear and tear all the floors are wood/laminate or tiled .

    As I said in earlier posts, I was raised from 0-5 up in a sucession of 20-30 different places; caravans, crep B&B's, lodgings and shared rooms, 'rest centres', refuges and HPUs (cue violins...). My mum was so proud when we got our first proper home; a 4th floor Council flat in a Brixton walk-up block. (I now am sitting pretty, by the way)

    My 1st wife was one of 9 kids brought up in a 3-bed flat; boys dorm/gels dorm. They survived; and thrived.

    If yours is the best place she can afford, and, if (as is obviously the case) you are a caring and businesslike LL, I'd go for it! People- including her kids - deserve a break.

    OK - there may be more than the average wear n tear... but that is your problem, rather than overcrowding, which is hers.

    But why should you listen to me?

    have you considered the penalties for allowing overcrowding? I am not sure whether anyone has ever been prosecuted/fined, but it exists in law!


    I had a similar situation and decided against taking the family, on the grounds of overcrowding. I explained to their support worker who was very understanding. I know I didnt have to explain, but thought it only fair and as I had previous tenants through their support worker route. They still contact me from time to see if I have anything for other clients, so its a useful relationship for me to cultivate to ensure I keep voids to a minimum.

    I was brought up in a 3 bed semi, there were 3 boys and 3 girls plus mum and dad. We had bunks and a single in each of the two bigger rooms and mum and dad had their double in the box room it was just big enough. the single built in bunk might be an issue.

    Ideal tenants! Stop paying! How long is long!
    I am a quite a new landlord, started in October last year and have just listed on rightmove my third property. (via openrent)
    I have found so far that all viewers have wanted to rent apart from one who wanted somewhere larger.
    On the first 2 properties, each had 30+ requests to view in 3/4 days.
    This gave us a lot of choice regarding which tenants to pick and for £89 a year we have a rent guarantee policy in place.

    It may be that our properties are very nice and renovated to a very high standard with new appliances etc, or just that the rental demand is currently very high.

    My hope is that a long tenancy is many years, the longer the better but at least 3 years.
