Further to the previous advice you've received on this i'm a bit confused myself now! I've been renting my property since October 2011 and i've since registered for Self Assessment and received my Unique Tax Reference in February 2012. I was getting a bit twitchy a couple of months ago because I hadn't received anything from HMRC or online instructing me to file my tax return and I wasn't sure what to do or when. I e-mailed HMRC late February and early March to ask a. when i could expect to receive my notice and b. when i had to file my online return by. They've since come back and said that i have to file a paper return by end October 2012 or file an online return by end January 2013. Hence why i'm confused at what the others have said. I'm new to all this so i'm probably missing something here :j0 -

All seems pretty clear to me (give or take a week or two)....the cut off for year end is 5th April, and therefore that is the date you use to declare your income to for 2011/12 tax year, you do not need to submit the form until October! Online deadline is usually January 2013.0
