Need advice on what to offer for house?

Hi everyone
I love the fact that as soon as I need any advice about anything.. MSE is where I go first! :rotfl:
We are looking to put in an offer on a house in our area which needs a new bathroom, new kitchen and redecorating throughout. Its been on the market since January 2008 with only one other viewing since Feb. It was orginally on the market for £269k and reduced in March to £259k.
What would you guys recommend for an opening offer and what sort of top limit on the house? I have an idea but I would love to hear from people who have been watching the markets etc.

Hi, I would look at 2000-2002 sold prices and subtract maybe £20k for the kitchen, bathroom and decorating.

The only house I can find that has sold of the same type since 2007 was for £237k in April, which was recently renovated.
Sorry for the silly question - but how do I find out the prices in 2001 as suggested?

i would suggest you look at 50k off the asking pricre because if house prices contnue to fall you will save money

I usually get to it from the 'Sold House Prices' section on Rightmove. You can specify the postcode, area etc. and what year you want to start from.0 -

Assuming the properties are the same size etc, the one you have looked at is vastly overpriced, IMO. Prices have fallen back since April 2007, plus it needs work. If they are the same size properties, mu offer would start with a 1.0 -
in 6 months, they have dropped 10k off the asking price, to me it appears that the sellers are not too desperate to sell. Ask the EA how willing the seller is to negotiate and then you can work your numbers down from there.
