Selling to move abroad

We have had our 3/4 bed house up for sale for 10 weeks and had 8 viewers which from what I have read of other places is good. All have gave positive remarks and as our area has become sought after there really is not first timers looking but retirees with cash.
We want to move abroad by Oct/Nov this year but dont have to, we could postpone a few months.
Ideally we want our house sold (clear debts etc,) before we go but our now thinking of alternatives.
Our house is valued at £225k but for sale at offers over £205k (Scotland) on advice of the agents - to get people in the door. Houses are still selling in our area - 1 last week in 2 days!! but they are a bit slow. We cant compare other properties as all the houses in our village are different, ours is over 200 yrs old and that is mentioned in details. We are going to the agents this week to see what we could do.
Is it an advantage advertising that we are not in a chain?
What else could we do without reducing our price?

As you are a seller, not being in a chain doesn't matter.
What would, would be the seller, however.........
Buying and selling in Scotland is different in that as soon as the offer is accepted via the solicitors, the buyers are legally obliged to follow through with the purchase or pay costs (monthly mortgage costs + interest, re-advertising fees, solicitors fees etc) until they complete or you sell to another buyer
It's an old cliche, but making your home look like its a place someone can walk into and feel at home makes a big difference.
Most buyers cannot see through clutter.
Get rid of everything you dont need, make sure there is plenty of room to walk around, plenty of cupboard space (with things not stacked up in them).
You could go to the extent of baking bread, but I never went that far. Just sprayed some room smelly stuff before the viewers
P.S. do you fancy posting a link to show off the property and we can maybe give you some more tips.

When we bought our house it needed a lot of work - we were going to live here forever!! We have done it all apart from the kitchen because we were going to build an extension ( the kitchen is perfectly usuable) and everyone has said that was fine - can still add value.
I thought that not being in a chain would be an advantage as we were not relying on getting another mortgage (some sales here have fallen through as the seller couldnt get a mortgage to buy their next house)
We have decluttered - even the kids toys, and there is nothing left to make a mess. The only negative we have had is that our garden faced the wrong way, south facing and they wanted SW.
Everyone in our village/area seems to be in the same position, some for sale 1yr+ and no offers.
Cant think of anything else to do

As I said in Scotland, having a chain or not is neither here nor there as once a bid is accepted the bidder becomes legally obligated to follow through

Yes IveSeenTheLight is technically correct that they are "legally obligated to follow through" (seeing the house you've promised to buy drop by 10% before you even sign the douments will make anyone "follow through") it makes not one difference if the buyer can't find the cash.
Yes you could sue them and have a judge order them to buy, but if they don't have the cash and can't get it, tough !!!!!! me-ladeo!!!!
Best case, you sue them, they get a mortgage and complete. Takes several months, there goes your quick sale. Worst case, you sue them, they can't get a mortgage, they go bust, you've lost out on legal fees and need a new buyer after 6 months of legal debate.

Appologies, to clarify, your understanding of the law is correct, but your understanding of the implications are flawed.
