Realistic Discount on New Builds When Ready To Proceed

    Is there any difference in the square meters of living space between older houses and new builds of Charles Church and others?
    There is a long term trend of smaller living spaces so there may be better deals price per square meter on older property's
    There will be no Brexit dividend for Britain.

    Hi all, just an update from a frustrated poster!

    It seems to have all fell through with charles church, they seem to have stopped the building in our area for the foreseeable future and now the sales lady says that the kind of discount i'm after i have no chance of getting! Disappointing but not going to lose too much sleep over that!

    So me and O/H went to look at an older property. 1st listed for £280k in Feb and reduced to £260k 1st July. Whilst viewing the lady told us that she had already moved out and was living with her partner and the only time she was in the house was to show people round and maintain the garden (very big). She also said that she had previously agreed a sale but fell through due to other people not selling theirs!
    Rightmove shows she bought the house for £95k in 2001.

    We decided we were interested and contacted the estate agent. We quizzed him on the previous offer that was accepted. He told he coudn't tell us the price but "it was a low one, slighly less than £230k"
    So we went in with a cheeky £215k with the intention of going to £230k.
    1st offer rejected with the lady not accepting less than £240k!
    We left it a couple of weeks and went back in with £225k which we said was at stretch and our top end offer!
    Lady came back saying rejected and now she wont sell for less then £250k! She says she has since had another valuation done on the property and wont be budging below £250k.

    Now each time the estate agent got back to me it was a different member of staff in the office and 1 didn't seem to know what we'd been told by another!
    Is it possible its all twisted truth from the estate agent trying to drive the selling price up?

    Any other thoughts?

    Call the office and talk with the first guy who told that the sale that fell through was for less than £230k. Tell him that you are not prepared to pay more than £225k and with all the news coming that house prices are still falling, you won't keep your offer at that number for long. Until Monday. Then you will apply Nationwide's (or Halifax when it comes out ) monthly drop... That would make £221k, maybe Halifax will be more generous. See what he (and the vendor) says...
