Extension cost advice required please!

Hi,

We want to extend our kitchen behind our garage, so only two walls will need to be built because it will join on to the back of the garage and we will knock through side kitchen wall to create a larger kitchen (If you see what I mean). The size of the extension will be 2.5m x 4.2m and we will replace the kitchen door which is currently at the side with french doors at the back of the house. We will need to put an RSJ in as we are going to knock through the existing kitchen and the new part will be the dining area, so no plumbing will be required just electrics.

Can anyone give us a rough guide as to how much this will cost?

My OH will do as much as possible himself, dig the foundations, do the internal walls/ceiling etc and we know an elctrician who will put in some sockets and downlighters (he part P qualified) and DH dad is a flat roofer so can do a flat roof for us. We will need to get a bricky in though to do the brick work.

We have priced up the bricks and they will come to roughly £400 but that is as far as we have got!

So how much roughly do you think we would be looking at and where would be the best place to start?

    i think as a rule you look at around £1,000 psm but as you are doing most of the work yourself maybe half this?

    The £1000/mtr is pretty much what most people come up with.

    BUT... are you not able to make it bigger - the 2.5mtrs might seem OK, but it wouldn't cost so much more to go larger, if you've the space spare outside.
