how long?

We have had an offer accepted on a house with no chain and today got a notification of sale letter - any ideas on how long approx it will take to completion? I have a feeling I should be packing, telling the kids etc.

    4-6 weeks depending on your solicitor.

    Speak to agent re moving in date to make sure it suits you as much as the seller.

    Its normally around 6 weeks if everything runs smoothly. Once the searches have been done you, mortgage money has been okayed deposit paid etc you and the sellers can decide on a suitable date for you both.

    It would be 4-6 weeks with efficient solicitors on both sides. These things always seem to take longer though. My experience is that even a chain free property takes 2-3 months. It might be better for you to expect longer as you stand to be less disappointed? I'm sure everyone will want it all dealt with in time for Christmas dinner though!

    Under the sale process, the parties exchange contracts, which include the agreed sale date. Only when contracts are exchanged should you do anything like giving notice on rented property, packing, booking removers, etc. That is because the sellers do not have to go through with the sale, unless contracts have been exchanged.

    Having said that, before exchanging contracts it's obviously up to you whether you start throwing away rubbish, talking to removers, and so on. Just don't do anything you will regret if the sale does not go ahead or is delayed.

  • Thanks all, that is pretty much what I thought. We really do want to be in for Xmas and the vendors had their offer accepted months ago so I'm sure they don't want to hang around.
    We aren't in rented property or anything, we are moving to a bigger house and renting our current one out so actually we are pretty easy as to the exact date as we are giving ourselves a two or three week cushion once we have the keys.
