Floorboards

I was going to sand down floorboards in bedroom and then varnish.
At present it just carpet, i have been peeling it back and checking underneath the underlay to see what condition they are in.
They seem ok, although in some places, there seems to be big gaps between the planks. enough so that you can see below. a few mm.
Also near one of the walls, there is a 95x33cm rectangle , which is concrete. Im thinking that the room may have had a Fire in at some point, as the wall plastering gives that impression too.
It seems like my floorboard idea is out the window because of the big chunk of concrete.
Only thing i could think of is that if the rest of the floor seems ok, is to do what i want, but cover up that area, with someone.
