really, i insist on them doing viewings, as i am too busy. otherwise i would not bother employing them. maybe it's different in london, but i have never been asked to do a viewing, and always refused to view if without an agent when buying.0

Personal choice I guess, but if everyone chose to do the same, then there would be serious logistical problems for any EA. An average EA has 50 plus properties on the books at any one time. If on a busy saturday, 80 plus potential buyers want to view properties before you know it the office is unmaned and people can't contact the agents. Each viewing from leaving the office to getting back in the office takes approx 30 mins, so if the above situation arises it is practically impossible to provide such a service and have staff available to be able to go out on valuations, man the phones, deal with people coming into the office, enquiries from vendors/buyers, brief secretaries etc, organise other viewings, place adverts etc.
As a rule the guys in my EAs escort viewers to properties where vendors have a valid reason, such as the property is vacant, the house is a property in which people get lost trying to find, a lady is on her own and nervous or elderly, the property is occupied by tennants, the vendors are out often and we hold keys. Of course if you request EAs to escort every viewer around your property then they will, but thank god not everyone does!0
