hi, although i've been reading from martins site for ages i've never been on the forums. some great advice from you all. my problem is a too small house for an expanding family. i would like an extension but i dont no where to start! do i look into planning permission first or go to an archetech or a builder? any advice would be appreciated.

I think you would be wanting to see for sure that you can actually extend onto your property via planning permission then take it from there. We got advice about building somewhere from a builder and he was all for it saying it would be fine etc...then we went to planning permission and the area is classed as green zone or something....so it would have made sense for us to get the permission first instead of getting our hopes up...mind you that was 8 years ago and the area is slowly getting built up so maybe (dream on eh?lol)

The first thing to do is to wander the streets and alleyways and see what other people have done. Be nosey. Ring a few doorbells. Make some new friends.
Then an architect, who will advise you on planning and building regulations and handle the applications. You could use an architectural technician if you know what you want and just need drawings making.
Then builders for quotes.0
