Well, I managed to sell my house finally.

I sold my house yesterday, exchanged, completed, money in bank, money out of bank in debt repayment.:rolleyes::D
I want to thank some of you on this board whose advice I read and acted upon.
I'm not saying it was easy to swallow back the disappointment re the hopes that we would have a little money spare from the sale of the house but hey, reality check time. I became increasingly concerned re the whole market and came out of fantasy land and began to see the very real possibility of us even going into negative equity.
So I dropped the price by £30,000. This brought renewed interest from viewers, one offer subject to selling their house.
I read again stuff on here, we then got another offer £10,000 below the other but cash buyers.
Ummmed and ahhhed for a few seconds, made up my mind, rang OH and decided together that we had to sell and that we were in no position to barter.
Accepted the lower offer, job done.
Sold it.
Thank you especially to the people on here who have backed up their views with cold, hard facts re the housing market. You gave me the opportunity to 'get a grip' as it were on the decline in the market and the reasons why.
For those of you wishing to sell, I advise you to drop as much as you can bear from your price in order to achieve that sale.
Buyers are out there but they want a 'bargain' or good deal.
On exchange of contract day, I breathed a sigh of relief that we were'nt gazundered. I mentioned this to my solicitor who stated that he hadn't wanted to mention it but he'd had 5 house sales in the past 2 weeks have this happen.
Thank you for your guidance and advice and good luck to those trying to sell at the mo.

I am really glad for you.
We have our house on the market at the moment but are not desperate to sell so have not dropped our price.

I haven't followed your story but it's a wonderful feeling isn't ... being debt-free. Now you can relax and sleep easy.
The next thing to do ... and I'm getting there with this ... is to save, save, save.
When you're next out shopping, ask yourself 'do I really need this' with every item you pick up. If the answer is no, put it back on the shelf and walk on. I'm getting more of a buzz doing that than buying luxury stuff that I really want.
Oh, enjoy all of the news reports over the next few years.

Well done for grasping reality (i.e not very many buyers out there)
I suspect you weren't gazundered for that very reason - your buyer was happy with their price and the buffer you gave them in a dodgy market.
Welldone mate. Now you can sleep and in the day enjoy the sun shining......that is worth all the money in the world.0 -

We live in Oh's house, sitting comfortably, then I'll begin.......
MOI, single mum, 2 kids, job.
Ideas above my station, bought house for security for kids and something to help them pay their student loans off with when I pop my clogs.....
BUT then met OH, liked him enough to move from one end of the country, new job, relocated everything, rented out out to a
TWOT who wrecked said house despite having v.v. cheap rent, ceiling down, heating system wrecked, v.v. expensive to fix......
SO my now husbund and myself journeyed 300 miles to said wrecked house to repairn and fix the damage, this took money and time and energy but we got there..
THEN house ready for sale, took a year to sort damage by TWOT, put up for sale..
WHEN Northern Rock collapsed and Credit Crunch arrived......yada yada, yada
finally sold it.
So we now look at the dishevelled house we're in that needs new windows, bathroom, carpets would be nice (floorboards upstairs, yup we're a bit poor...or we were) and we're ok. THE END.DFW Nerd 267. DEBT FREE 11.06.08
