    Don't start the celebrations til the money's safely in your account. Anything can happen - ie. buyer wakes up and pulls out - between now and you getting the cash.

  • There is no point in worrying about something that hasn't even happened. If it does go tits I'll deal with it - positive intention and all that.

    I have, however, allowed myself a glass of champagne kindly donated by my mother (who hates the stuff!).

    I've agreed that this includes my share of the freehold (1/6th). I tried to push her on completion in 30 days but her mortgage is tied into the government key worker scheme so it may take between 60 and 90 days. We've agreed to move either up to the end of August or from November as it will just cause me too much stress prior to the wedding. As advised previously, I've said no gazundering allowed whatsoever or it's all off and she is happy with this.

    Thanks to all of you, for all your help. You have made some very valid points and I realise now that in the current market conditions this is a good offer. I also had a moment of clarity this morning when I remembered what my ex-boyfriend had said when I mentioned saving for a bigger deposit and delaying buying my current flat. He said, "House prices are going up faster than you can save so you just need to bite the bullet and get on with it!" I can't stand the bloke now but he was so right and I realised I was now in a similar situation but in reverse.

    So, the plan now is to move to my Nan's bungalow, pay a peppercorn rent, stash the money in the bank, save like loonies, get married, buy a lovely family house at a fantastic price, have babies and live happily ever after!

    If you have had the property for 6 years, the chances are that you are not going to lose. Sell it, tell her 157 and drop to her asking price if she offers a 4 week exchange & completion.

    There is something at the back of my mind though. If you bought that long ago, is it not worth having this property as a long term investment and renting it out or do you absolutely need the money?

    I expect you have thought of this already.

    Yeah, did think of renting it out but felt more comfortable taking the simple option of getting the money out to put down on a new property. It definitely feels like the right decision.

    I wouldn't rent it out, I did with my house (that I sold on wednesday) and the utter busturd wrecked my house, I mean really wrecked it, needed new ceilings as he'd been up in the loft and made a big hole, not to mention the whole house needed complete refurbishment.

    Took ages for us to fix it all, lot of money (that we didn't have), stress and strain and then of course the housing market took a downward turn. Ce la vie, it's gone and so are our debts which is the main thing.

    Good luck but if you get a cash buyer between now and completeion for the same money, again bite their hand off.

    Be ruthless, buyers will be with you.

    I'm so glad I took the advice from many of those who post on these boards in order to have the best chance of a sale. I acted upon it, just as you are, and we sold.

    Yes, I suppose new start and all that, and lets face it, you are in a position, that you really don't have to worry about what you eventually end up with for your flat because it will be reflected in your future purchase. After what Triker said...........
