Loft COnversion - Quote to Include Loft in Lease

Hi i live in a flat which does not include the loft in it's lease. the loftis huge and we want to do work up there. the freeholder is happy for works to happen etc etc, but wants to send a surveyor round to get an idea of how much the loft is worth...!! Now i have panicked and thought is he going to try and charge me thousands and thousands for the loft to be included in my lease, and surely it is of benefit to him and us to let us develop it. Surely it would be only a percentage of how much the loft is worth minus how much it will cost us to convert otherwise it is pointless....
Has anyone had to do that smae thing before, and if so how much did the freeholder charge you to include the loft in your lease? Is there anyway i can negotiate a reasonable cost for this?
I would appreciate any help or advice with this.

I will definitely be careful, i know that i will need proper permission and an extension to my current lease agreement...i was more hoping for views of anyone els ein this siutation, or if anyone knows of someone else who has had to pay for this and how much???

The majority of freeholders will arrive at a price for the loft space by getting a valuation of how much having the extra space will add to the market price of your flat.The bigger the bargain, the better I feel.
I should mention that there's only one of me, don't confuse me with others of the same name.0
