I think you're doing well. You've gone to £75k now - it does sound a lot better than £73k and it is your second offer so don't feel at all worried about offering just £1k more each time.

If this is rejected, ask for their bottom line figure and then wait before you get back to them. Make sure you offer below that bottom line figure!

Id just like to thank everyone for their advice, it was very much appreciated!!
well, we've had an offer accepted...78k.

Was reluctant to meet his bottom line figure, but he wouldnt budge an inch lower. he has agreed to leave the appliances however so that is something that will save us a bit of money initially.

I've selected my solicitors, and had an Agreement in Principle from a building society...what is the next step now? can i continue my mortgage application online or should i go into the bank itself to sort it out? I've never done this before so i have no idea how these things work!

Have you seen a mortgage broker, shopped around or have you gone straight to your own bank?

It is so, so important that if you consider yourself a moneysaver that you shop the entire market because you will save yourself thousands upon thousands in the long run. A whole of market broker will do that for you. There is some issue with a couple of lenders offering good deals directly which hasn't been the case before now, but as I understand it there are a couple of brokers on the mortgage board who would normally be fee free that will charge a small fee to check the true entire market place, refundable if you buy one of their products ;)

  • i have to say thanks Rach for asking this question as we are in exactly the same boat....only difference is that the house we have fell in love with is up for 144,950...been reduced from im not sure what..probably should have asked this in the beginning.(im a first time buyer)

anyway, so it doesnt really need any major work doing, it is an old terraced house, big garden, on street parking in an decent area, 3 bed. i put in an offer about 2 weeks ago of 125k, i know thats 20 below the asking but i do believe the house is over priced. they declined, so i went in at 130k...they declined straight away again, the estate agent then cleverly got me in a corner and said they thought i should offer 135k as they have had an offer of that from someone in a chain (im pretty sure this offer was fictional) anyway so i said well im in a position to push this deal through asap so i said ok 135...then i put the phone down thought to myself what a plonka and called them back up and said no 133k...i know your rolling your eyes thinking HUGE mistake...so ofcourse they declined. i have now gone in for my final offer of 135k...they said they think id get it at 137 but i really dont want to stretch that far....but i do want the house.

i put in that final offer on thursday afternoon so four and a half days from now and i have heard nothing back....i was going to give them until this afternoon and then call back and say i need to know as im thinking of putting an offer on another property....eeeeek...can anyone advise?

thanks so much for taking the time to read!!:)
