Getting a valuation on house

We are getting a valuation done on our property shortly and I was wondering does our house have to be in the state it would be if we were selling it?

    If it's a valuation for a re-mortgage, no, the valuer is only interested if the property is sound enough and valuable enough to act as a security for your your lender.

    If it's a valuation by an EA cos you are wanting to sell it's a good opportunity to get ideas from the EA of anything you can do to make it more saleable. Also if it's this, get 3 or 4 valuations before you decide who to sell with and what the asking price should be.
