Want to buy in SE1 or SE11 London

Hi everyone

Only recently found this site, but it is brilliant.
I am currently looking to buy a flat in SE1 or SE11, have seen a few through agents and also one privately. I am looking for ex-local authority close to transport (being a tube station). Looking for a 2 bed flat. Haven't tried auctions yet, because you seem to have to pay a fee to become registered with them. Also is there anything I should look out for, I know about the private ownership and general limit of 5 stories.
My max is £177,000

So if anyone has any ideas or knows of any places, I am open to any suggestion or enquires.

  • Type "Flats in SE1" in Google.

    A typical small one bedroom flat can be £300,000 but there are some cheaper ones which might fit the bill.

    I am looking too, and I found an ex-council one very close to Warren Street Tube, Euston and Morington Crescent. You can't get central than this.

    I found a 2-bed ex-council flat on the 14th floor and as I was talking to the owners (who are very nice people actually) told me that the price is going to be reduced.

    Any reason why it has to be SE1 or SE11? You could get a much cheaper flat if you were willing to move further out of London (although within the M25). You are paying a massive premium for tube access when a railway line might be just as quick.

    My flat is up for sale (for example). ;)
  • I am actually a cyclist so don't usually have any form of travel expenses apart from if I have to go out of london for some reason, work or leisure. I love the city and worked around elephant and castle last year and realised how close it was, and that shopping center just makes me laugh it is soooo bad. My work can be anywhere in London or just outside. This area will also give me reasonable access to tubes and mainline stations. I can't go for a highrise as the mortgage lender won't allow it. Plus then I have to lug my bike up stairs all the time.

  • My friend bought in Camberwell about 18months ago. As Camberwell is classed as a 'depressed' area it was Stamp duty exempt and she has a nice sized 3 bed ground floor flat with garden 5 mins walk to the bus & just outside zone 1 & E&C. It cost approx £175,000 - the downside is it hasn't increased significantly in price since then - however this means you might still be able to afford somewhere... The areas not that bad either. Other places in the London area which are also exempt are parts of Tower Hamlets (near to city), Brixton etc.

    I think if you look on the land registry site it will tell you which areas are stamp duty exempt - generally it means houses in these postcodes are relatively low in price too.
