2 storey extension

Hi i want to get a 2 storey extension. i wanna know how much this should cost. i have planning permission. i need to knock down a small extension i have or extend from it. i would like it to be big enough for a dining room and uptair to have another bedroom.

the going rate is £1300 per square mtr.

5 Years ago it was £800-£900 per sq mtr

But what does your planning permission grant permission for - it's either for a complete rebuild of your existing extension or extending from it - it can't be both!
