House still not on market:(

Hi all,
I would much appreciate if any of you could give me some advices about my situation. Thanks anyway in advance.
I had my house valued some weeks ago and decided to put it on the market because I need to move asap. I chose to have an estate agents acting as the sole agents for a minimum period of weeks. I was quite satisfied with the market price he suggested and the fact that he mentioned about the v.good standard of service the agency provided. Since the agent came to take some pictures of the house and for me to sign the marketing agreement, I'm still waiting for my house to be put on the market. I was told at first by him that it would take 2 days to go on the market but had to call back as nothing happened. Then, he said another couple of days, but still nothing. Its been a week now and I'm starting to be frustrated by it...more to the point its already heading to a bad start:( Could someone please tell me whether it normally takes that long for a property to be advertised...and if not, do I have a right to cancel the contract? Thanks for ur help.

When you say not 'on the market', what are you expecting to see that you haven't (apart from viewers, obviously
. Much of what happens isn't tangible. What day did you instruct them on? Ask someone to pose as a potential buyer for your type of property, see if yours is presented.
It can take a little while to gear up. It will take a couple of days to get details put together and sometimes agents have them professionally printed so this can take a little longer but they should have rudimentary details to give to people in the meantime. Newspaper adverts have dealines that they may not have been able to meet for you this week.
Having said that, some agents are truly rubbish. Call your agent, ask for the manager, make a list beforehand of you expect to have seen by now and give them a chance to answer each point.

Hi,
Not sure if it helps we had house valued on the Tuesday which was a cold dark January day, she said she'd come back Thursday morning to take pics as the weather forecast was better for then, she did that & the pcs were on the website by mid afternoon. Not much happened for about 10 days we had to sign to say the details typed up were correct & then they were available to be requested/sent to mailing list. I think it was about 10 days before it was in the local apaper & that was without a picture for the first few weeks.
Have you got a for sale board? Ours arrived the day after we signed. If you have ask a friend/relative to ring up requesting deatils on your property, see how the estate agent is but you need soemway of people knowing your up for sale before testing that.

Thank you all for the advices. I actually contacted the manager and explained the whole situation. She seemed quite apologetic and promised to take the matter in hand herself. And, yes there's been an improvement already...the house appeared on the website in the afternoon on the same day! Hopefully, I'll be lucky enough to have some viewers very soon:)

An estate agent has a list of people who are looking for a house to buy.
The agent often sends details of properties coming onto the market to those on the list once a week................................I have put my clock back....... Kcolc ym0 -
just a quickie make sure your ready for viewings , the front of your home should look its best and be all clean and bright and tidy, many people view from the kerbside and if they think its not right will not even knock the door.
Lots of people ask for the details of many homes in the same price range and then later on ask for an appointment to view, so take care they could be kerb crawling already!!!!!!!!
Good luck keep on the agents tail some are very good,despite what you hear.
Average in this neck of the woods for sale is approx 6-8 weeks.my bark is worse than my bite!!!!!!!!0
