I wish it was that easy! Our hopefully new LL lives next door and so I did think about that but he would get wind of the cats eventually!0

That's inconvenient. Dogs I understand (not being a dog person) still, some don't mind. I didn't mind our tenants having cats at all (being a cat person of course!)
In our situation I think once we have signed everything I will chat to the LL! I have my suspicions that theEA is just pulling a fast one!

Many LLs do ask for the equivalent of 6 weeks rent as a deposit - part of this is the hope that it's a deterrent to any tenant who may have considered trying to withhold their last month's rent to try to recoup the equivalent of their deposit in advance of any difficulties with the LA or LL (A LL/LA can ask for up to 2 month's rent equivalent by way of a deposit)
Your deposit must be registered by the LA/LL within one of the three schemes and you have to be given "prescribed info" (both within 14 days). I noticed in your original post that you mentioned the LA had said the deposit re the cats was a separate issue between you and the LL direct. If that extra £150 is intended as a returnable bond against potential damage to the property, then it forms part of your total deposit and has to be registered along with the rest of it. Your LA sounds like a total amateur.

But I can understand where our landlady is coming from as her daughter has an immune illness - when they moved out they went into rented while looking for somewhere to live in their new town and shortly found it was crawling with fleas. Took ages to sort out and made her child really ill... They're still having a nightmare sorting out getting the deposit back as she witheld some rent.0

I've been thinking about it a bit more...(can't sleep!!)
If, for example, it was the landlord who has now decided to put the rent up (and not the LA who had just told us a lower figure to get us to put a deposit down), would we be able to pull out and get our deposit and credit check fees back?
It seems unfair if we can't, as we only put the deposit down on the basis that it would be £950pcm. Ruggedtoast - you're absolutely right about not being bullied into paying the extra if we can't afford it, and we'll be stuffed for a deposit on a new place if we can't get our money back!
It is unfair, its also morally wrong and illegal to take money from someone having misled them as to what they were paying for. Unfortunately with EAs, its your word against theirs.0 -
We've just signed our lease and had to put down 6 weeks rent as deposit PLUS £500 deposit for our elderly dog.
6 weeks definitely seems to be the norm in my area when I trawled the agencies.0 -
