Letting out a house in Plymouth anyone?

    Your house seems to be actually in the Barne Barton part of St. Budeaux. If it is, you must know the reputation that this area has and how hard it will be to get a decent price. I think you will need to adopt plan B, but good luck anyway.
    I used to think that good grammar is important, but now I know that good wine is importanter.

  • I know what you mean but for the right price someone will buy it. For a 3 ed semi thats a good price it is the area letting you down.
    Through your dining room does your garden really slope up?
    If this was my house I would get some different photos taken, the one of the outside isn't great. The first day of sunshine we had we were out taking different photos of the outside of the house and when we spoke to our agent they told us that if they had a particularly bright day they would go out taking new photos. Likewise if your bathroom, bedroom 2 are particularly nice I would take some pics of them.
    When I was looking around at houses I also liked to see a pic of the garden as that was a big selling point too me with little boys.
    I'm not convinced that any of the local estate agents are particularly good, I just got lucky and someone was driving past my house and saw the sign. I dont think my agents sent a single person to my house, therefore make the outside of your house look as attractive as possible.
    I got a couple of palms and put them in pots etc, weeded and planted some flowers in the garden. We also painted the windowsills etc.

    Hi hope it works out. Could you update the thread if this reduction leads to a completed sale? Only ask as we are going to try and sell later and want to get a feel of selling during an HPC...like is it possible if the price is competitive etc

    Typically FTBers would buy the 'lesser' grade houses in worser areas then move up after gaining enough equity.With the new dynamic of falling house prices FTbers can sit on their hands and wait for a better area... the worst hit are those houses not in good areas and the 1 bed flats.

    Yeah, it is in the Barne Barton area which does have a bad rep. We're actually in a pretty good part though just past a load of bungalows owned by crusties. A mile round the corner is pretty rough, and that's what people hear about unfortunately. They've just built a brand new school half a mile around the corner and we're well away from any shops with the obligatory chavs outside.

    Nothing wrong with bathroom or other bedrooms, another call to the agent I think. Back Garden is slopy, but there is 120sqft of patio which is a big bonus.

    It's not a palace by any means, but it's not priced as such either. If it wasn't so far from all our relatives we'd be quite happy here for many years.

    I'll happily update any news I get, hopefully we'll have something to report. :rolleyes: If not then we'll just have to feather our nest in Devon!

    Been tracking your house along with the others in plymouth :P

    Knowledge is power and when i come to buy a house I want to see how much someone wanted to sell... good to know what the house was originally and see what reductions been made etc. I had hought fro the intiial photos that tha looked a nice house.. but area lets it down.
  • Some progress to report, but still a way to go:

    1st viewing since price drop was yesterday. FTB couple, didn't have an agreement in principle then. 2 other viewings booked for the weekend.

    Saw it in the morning and liked it. Offered £97,500. I asked agent to see if they'd come up as we're cutting it so fine. They said top offer was £99,000. We accepted on condition of finances being fine.

    Then they went back in the afternoon with parents. Had good chat with our neighbour who was cutting his lawn. Had a more thorough poke around (I could tell!).

    Still liked it, got the AiP accepted today, going back on Friday to put in full application.

    So...
    ...still a long, long way to go
    ...still loads of things that could go wrong, but
    ...still the furthest we've got at any point since we went on the market.

    Fingers crossed.

    but all the signs are that you have been realistic with the price and rather than suffering you can now move on
