Rent/mortgage help

Hi,the more I read this site and talk to other people the more I realise that I know v v little about the benefits system.
I know I am not entitled to help with my mortgage interest until I have been on JSA/IS for 39 weeks (hopefully I will be back at work loooong before then!) but a friend has just told me that if I was renting I would get help immediately.She used an example that my rent for myself and 3 kids could be for a 4 bed house-which around here qould cost around £1,100 a month, whereas my mortgage interest is only a third of that and I get no help at all. (Been on IS and ctc for 5 weeks)
Is this true-and why the disparity? I can understand that the govt wouldn't pay any of the actual repayment part,and indeed agree that they don't even pay the full interest amount,but this does seem to discriminate against people who have made an effort to pay a deposit etc but have fallen on hard time.

yes you are right hb would start when is did if you rented
however they wouldnt pay for 4 bedrooms they would only award hb for 3 bedrooms as 2 can share (i have 3 voys and am allowed a 3 bed, 1 room for me 1 for ds1 ds2&3 share)DFW nerd club number 039'Proud To Be Dealing With My Debts' :money: i will be debt free aug 2010

would only say that if you envisage any problems repaying your mortgage before you return to work or the benefits kick in then speak to your lender NOW,there may well be a number of options open to you,icluding paying interest only for a period or extending the term of your mortgage to lower the payments,but if you dont speak to them they wont know you`re having problems0 -
My reason for posting wasn't that I am concerned-just re the truth o what I was told and whether that is fair. I would love to see anyone make my 2 boys share,one of them being autistic.Just hypothesising as it's not my major concern at the moment.
BTW- 2 bed in this area-£900!

No really,I am determined not to lose my home of 20 years as there is more equity in it than mortgage and I love living here-it may be 4 bedroom but is actually tiny as it is a bungalow with small bedrooms in the loft. Abbey have actually been pretty good so far,they are aware of my situation and reminded me that my husband is still responsible for his half of the mortgage even though he is 'back with mum'! I am aware that I am in a better postion than many-houses sell pretty quickly around here even now due to 3 excellent schools and huge gardens,and as I say I do have equity so if the worst comes to the worst I do have options.
But-my aim is to get back to work asap!

You used to be able to get your interest paid on a mortgage straight away, but the 39 week rules bit was brought in about 10 years ago ish.
As far as I can recall, it was removed, because the gov expected home owners to take out some sort of protection to cover mortgage payments should you be unfortunate enought to find yourself in the postion you are in now.
Does it seem fair when you can get immediate help with rent? - no, not really, but in this country, those that save and generate capital for themself always get dumped on and those who spend spend spend and always have nothing are always supported.0
