    Yes I would think you will have a fair chance against this lot for a couple of reasons.

    The first is that the it clearly states 'living area :- Large double glazed bay window'.

    Sure there are no punctuation marks in there?

    Large double -- glazed -- bay window.

    I am being serious here because if you were to split the words, as above, it could be argued by the EA that the double referred to the window and not the glazing. Hell I am getting too paranoid...

    Was there a HIP? I thought HIPs were meant to comment on the energy efficiency of a house and how it could be improved. Double glazing should have been a recomendation.

    Without being negative - buying a house is the single most important purchase, if a vendor is not prepared to allow me to take as long as I need checking every last thing, then I would walk away.

    I don't think you have any redress.

    Windows are presumed to be glazed, if not they are walls.

    Well to me that looks like a misdiscription, although without seeing the fulle details its impossible to say 100%.

    I'd also like to see what a 'nice light' is, especially at 3am.
