What to write in termination of contract letter to EA?

Hi there! Our house has been on the market since July. We have dropped the price dramatically and have decluttered etc but no one is buying. We have decided enough is enough and that given the current climate we are not going to sell (eps as ours is a house geared towards ftb's).

So we need to write a letter to the estate agent telling them we no longer wish to sell and want our house taken off the market. Do i simply write that or is there anything else i need to add?

    Hi. I'd phone your agent and ask them directly exactly what wording they require to terminate the agreement - that way, especially if you tell them you're taking notes/recording the conversation, they'll have a task to argue with you.

    Short and simple, all you need to do i check your contract for the minimum term and cancellation clause you letter must ensure you give them the correct period of notice as in 2 weeks or whatever.

    Also check to see if they ask for you to send by recorded delivery or if you take it in to their office whether you need someone to sign to accept receipt of the cancellation.

    And don't forget to ask for a list of all the people they think they have introduced so that you don't end up paying two fees.

    If you've decided not to sell it's hard to imagine what the EA will continue to do for the 2 weeks.

    ok so since i posted this i have had a phonecall about a house we wanted to buy. It is shared ownership (which i know a lot of people have differing views on lol) and we are now in a quandry.

    It is a 3 bed semi with parking for 2 cars and a large rear garden (just what we are looking for). The cost would be £62,500 for the 50% share and after 12 months we could purchase more shares or the remaining 50% outright. If we could sell our house we would be able to clear all our existing debt and still have enough left to purchase the share and have change for decoration etc. Im not sure what to do. The house is fantastic. We have been told that as soon as ours is sold there is a house waiting for us.

    So im not sure what to do now.

    sorry forgot to say we applied in February for the SO house and we were told that because we hadnt sold our current house our application wouldnt be processed and there were no more houses available. One has fallen through though and thats how this situation has come about.

    Your current EA has had more than enough time so try with a new one .Bearing in mind my previous post give the list to the new agent so that they know who not to deal with.
