i was going to offer some more suggestions here - but i aint gonna waste my time on someone who is a FTB, who is apparently far more knowledgeable than many seasoned long-term property professionals who have been posting here for a long time to help others and in any case why would i want to assist someone who is angry and arrogant.

Thanks for shouting at me. Yes it is possible to market without all the documents but as you need to order a HIP before you commence marketing, it's likely that at some point during marketing the HIP will be complete. My HIP was complete within a couple of weeks of commencing marketing.Everything that is supposed to be in heaven is already here on earth.

I've sat here surprised nobody picked up on this before.it has private gated entrance, separate detached garage and workshop, that we would convert into a separate one bedroom detached flat and rent it out to increase our income.

I have to say I agree. Given the choice of freehold & leashold both of similar amounts, I'd go for freehold every time....
So would I, but he ain't going to get much for his money and he is extremely discerning about these things.
He hasn't realised yet that he would need the permission of the freeholder and of course require planning permission to convert the garage - oh dear, all these capitalist rules.0 -
Personally I would be very very wary about buying anything right above a shop as you have no idea what will be there in the future. The worst case I heard was of a woman who bought a flat over a lovely chilled out little cafe that promptly closed and turned into an open fronted fish mongers. The flat was effectively uninhabitable due to the smell.
An Indian restaurant or a Kebab shop will also guarantee your clothes become impregnated by some interesting aromas. You cant even get students to rent it then.0 -
