            Incidentally, we checked out the chip shop a while ago, and it turns out it's closed most of the time. Opening hours were something like this:
 monday - friday:
 midday - 2pm
 5pm - 9pm
 closed at all other times
 We also hung around the place at different times, and found that the customers for the chip shop were upper-middle class families with children they send to private schools, who would drag their dad to the chip shop for some chips. The few customers it had were upper-middle class residents from the square. Surprising it manages to stay open IMO.0

            My Lower ground/ basement flat in London is freehold Matt.....I'm also the 'owner' of the lease to the flat upstairs - don't think it's that uncommon in older conversions either as my friends flat in the East end has the same arrangement.

            I'm in Sydenham, South East London, and we are also up for sale, but over your budget as I recall (on for £375K - and not a sniff of a buyer after the first offer fell through!)
 It's an easy commute into town from here, and there are still the odd bargains to be found. Cheaper still one or two train stations back. Penge East/West or Annerley.
 We are about to give up on trying to sell, as we have a teen who needs to do A levels somewhere...think we will bite the bullet and stay put for another two years.
 My friends flat is in East Ham...although I'd probably not recommend it as a nice area!

 Matt, I would be very careful about buying this flat. From what you have said eg quiet fish & chip shop, short opening hours, etc, the fish & chip shop could be ripe for a takeover - Indian takeaway, late night pizza etc. Could become much more obtrusive. Remember all the shops could change hands, sooner or later.0

            Matt, are you still looking at other properties? Even in a few weeks things have changed quite dramatically. Check out what the other places you looked at are going for now for instance. The EA does sound desperate and if you do see the light (my opinion only) and don't buy it, a letter to his manager mentioning his sales guy had put you off might be in order? I understand that you are keen to move but do you really believe the EA? The summer lull and then an autumn of no interest then the Christmas downturn. I can't see any reason for an upside can you? Keep looking and be aggresive if you see something - don't feel it is 'cheeky' - anyone selling now is in no position to be sticky about the price, as someone else said, if you pay 150k now, it could still be worth a lot less in a year.0

 We're searching for a house that's freehold, and it doesn't have to be in Greater London. We're looking within reasonable commute of London. .
 Slough / Reading etc?????? - a reasonable commute in under an hour by public transport.
 Plenty of houses there for less than the property in London.0
