Conveyancing Fees

I have had an offer accepted on a flat and now I need to sort out someone to do the conveyancing work. It it worth around £100k.
The estate agents' conveyancing arm gave me a quote of £1200 to include pretty much everything searches etc etc. I thought that sounded steep so I asked some local solicitors for a quote and the first one I received today was about £1200 too.
Is this about right?

It is steep - although some 'high street' conveyancers (usually those associated with agents) can charge that much. About average is £600-800, although I'm with one at the moment who's charging £485 inc all disbursements
Not completed yet so I'm not going to sing his praises just yet but things seem to be going quite smoothly so far.
I'd ring around and get a few more quotes if I were you.

I suggest you pick up your local Yellow Pages or do a local search on the web for solicitors/conveyancing companies.
Then phone a few and ask for a quote. They'll want to know price of property buying/selling and if mortgage involved etc.
Your solicitor, I believe, actually charges you for the work he does on behalf of the Building Society concerning the mortgage. But that's life !
