apologies in advance if this is classed as advertising... but i read about this in another thread so had a look at it. i'm about to list with a local agent (fees @ 1.25% plus HIP) and was intrigued by the low fees - to be honest i always thought that this could be the way of things to come what with everything being on the net now.

any comments?

Good afternoon: I've posted on many similar threads about HN i.e. sold 3 times through them...try a HBS forum search for more.

    You still need a HIP.

Things the agent will do that housenetwork won't include:
    - advertising in the local paper
    - emailing and newslettering their mailing list of local interested buyers
    - arranging/accompanying viewings

If you've got the time to do all that then fine, but if you're out at work all day then you might find it tricky fitting the viewings in. Also, some people may have worries about security. They feel there's less likelihood that they will be targetted by burglars casing the joint, or people intent on personal immediate attacks, if it's through an agent.

Not many agents do a thorough Identity Check anyway, and all would be fooled by the fake Driving Licence the BBC got hold of! They just don't have access to the tools to do the job.

You can always get prospective viewers to submit to a rigorous Identity Verification (which does detect that forged Driving Licence) by using an online Identity Verification service if you're worried.

we sold our house through housenetwork.

they did arrange the viewings for us we just had to show them around. (which most agents seem to avoid letting you do it anyway)
the buyers will find you if they are looking, for the right price/area etc. (rightmove listing)
whenever i have called to arrange viewings on other houses not once have i been asked for id details etc (i could have given them any name).

i would reccommend housenetwork as they are just as effective in my opinion, if not better as the rightmove listing was excellent.
