If distressed sellers don't lower their prices to market, the banks will be be offloading properties for whatever they can get for them. They already are, and the reserve prices will drop lower and lower. Just bide time.

Good call. The honest answer to your last question is - yes, we moved back to mummy's house just over 6 months ago. What use is a 4-5 bedroom house to a woman living alone, in which she raised 3 sons and 1 daughter - when we are welcome back with cheap rent. I won't be the first or the last - more money saved to keep powder dry for the crash. Plus we get my brother's old loft conversion bedroom/office which is sort of like a mini self contained flat in itself.
Let's hope there isn't another crash when mummy wants to downsize from lovely big house with mini self contained flat. That'll be some of your inheritance gone to someone elses undeserving pocket. Or will it be somebody like you picking up a bargain and not giving a toss about mum's hard earned equity?

Equity in a rising market is hard earned? How does that work then?
RENTING? Have you checked to see that your landlord has permission from their mortgage lender to rent the property? If not, you could be thrown out with very little notice.

Yes, I suggested to my mum (as a joke) that if things got really tough, we could always move back into their 5 bed house (conveniently in the catchment area for a school we like). Much to my surprise, she took it seriously, and was very keen on the idea - I think it would be a win-win situation - cheap living costs for us and free baby sitting; they get help round the house and to see their grandchildren.

Not doing it now; but you never know....

No sorry i don't buy this...grown up professional people with children moving back in with mummy? Give me a break, i'd never do this..anybody that does is a little odd in my book.

I am a normal FTB too, waiting for the decline to enable me to buy my first flat so there is nothing I want more than a crash to help me do this.

However I also know many people that made the plunge at the peak who will be feeling the effects of a crash quite badly.

I never suggested you censor your comments or opinion, I was just highlighting them as the selfish and egotistic comments that they were!

Yeah a HPC will help both me and you, but theres no need to gloat about people just like us who happened to have made a bad decision!

Good post. An HPC will help me move up the ladder, but I would never gloat at the misfortune of FTBs buying at the peak and find some posters attitudes to be disgusting.

No, you just gloat at the misfortune of FTBers being priced out of the market and having to continue to rent. My the double standards on this board.

No you are getting me confused with someone else i am the man who continually strives for evenhandedness on here. I do not gloat about anything, totally wrong there paul.

    Actually, it's a great idea.

Children gets grandma to look after them.
Grandma gets to spend time with her grand kids.

Usually, grandparents dote on their grand children and can't get enough of them.

Parents save on child care costs.

    It's a win-win situation. :)

Its the house prices and the fact some people may not earn as much as you do, no reason to look down on them.

No you are making this up.
My parents dote on my children but it is just not natural to move your family back in with your parents, don't dress it up because to me i'd rather really struggle on with my independence than do this, this is just my opinion by the way i am not stressing it is for everyone ;)
