  • Rapidly expanding Jewish community (fastest in UK) & opening of new competitor school to JFS. Opening of new chain stores on the high street. Large number of new flats and houses being built... yes I believe it's an up and coming area.

    It's certainly not Radlett, but you could closely compare Elstree with Radlett if you want posher housing.
  • The natural progression for the young jewish community is B'wood-->Shenley-->Radlett, missing out the shenley step if they can afford it.

    Agreed there is M&S food, and Tesco's, not forgetting the bingo and Lidl.

    Borehamwood has supposedly been up and coming for years and hasn't ever changed.

    Point was for just a little bit more you could rent in a place where you are less likely to get mugged.

    Hi there!

    I work in London. I own at 15hh Welsh Cob!

    I moved him OUT of London last year, up to Milton Keynes, near where my other half lived. He's on full livery 5 days a week at the mo - not cheap but cheaper than london.

    I'm currently in the process of buying a property near to Milton Keynes and the neddie!

    There is acres of riding where I keep him, cross country, lots of woods to ride in!

    I'm hoping the property i was planning on buying will go through - it's 1 mile from the beastie and ten minutes walk to Bletchley station. its' at 40 minute commute to london (or a bit longer if you work in west london like me!)

    I'm just outside of Reading. You can get a nonstop train from Reading station to Paddington that takes 25-30 mins and they run from 6am until 11:30pm

    The train is the same as the one to Luton. Costs me £1700ish a year.

    Well, to be fair it is not the same, the fast trains stop at St Pancras - West Hampstead - St Albans - Harpenden - Luton, not B'wood. We considered this area a while ago, but were put off by youth/drug problems, inability to get to M1 quickly and slow trains. £1700ish a year is very good price though !

    I live in Chingford - trains into Liverpool Street take about 25 minutes max, and good links to Victoria line. Houses are fairly reasonable and it is a pleasant area. Junction 26 of M25 only 5 minutes away.

    Also, as a fellow horsey person, I can vouch that there are several good livery yards, and Epping Forest right on your doorstep. Beautiful! :j
  • I am completely with everyone who has mentioned Surrey - I moved to Godalming (well, Farncombe, but it is classed as Godalming) from Islington and it is the best thing I have ever done - only 45 minutes from Waterloo and it is beautiful. Godalming also has free wi-fi for the next year! It is a great place for children (I have a six month old) and lots of facilities and space for horses.

    Plenty of horse livery as Bedfordshire is the "horse county" apparently. Grass-keep only is cheap as chips and plenty of good bridleways for weekend hacks.

    To OP bedfordshire / northamptonshire border is great hacking country, in our young days me and dobbin were out every weekend for 2-3 hours on a petal ride. Don't think my knees would cope these days.

    Thank you for great responces everybody!

    Inspire today by the more hardcore commuters we visited estate agents in Winchester, Andover an Basingstoke. We were surprises, especially in Andover and Basingstoke just what we could aford to buy too (I know, I know don't yell.)

    Truth be told I'm surer today than yesterday we can't go on like this and its not healthy and we need to look at a living together solution. As the market continues to fall we are going to start looking for houses for sale again. We are going to reduce our budget a lot and restrict ourselves to around the £250,000k mark so that if we get double digit interest rates we can pay comfortably. Who knows, we might find somewhere. In the mean time renting closer to 'Town' seems a great idea! We'd like to keep the rental buget low, low, low, because every pound we don't spend on that can go in the deposit fund. so far, though we could get a lot of house for that budget, one look quite right for us, we saw a BEAUTIFULLY presented 3 bed in Basingstoke that was lovely, but just not for us.

    Chingford might be fun, I don't know anywhere East of London well at all, but I know that Chingford line in the mornings to Liverpool street is full of people to DHs office. I wonder how easily I'd find somewhere to rent that would take my pets? If the nice person in Chingford whould like to PM me livery ideas I'd be really grateful!

    Luton WOULD be the best rail solution, I hadn't even thought of it. I wa in Luton area or a month last year and while I admit I was a bit scared in Luton itself the areas around are very, very beautiful.

    All the Surrey ideas are great, but I'm assuming rent and livery will be cheaper elsewhere???

    Parking at the station isn't a problem (I'll drive by an kick him out, lol) and yes, his employers currently taxi him home late evening, but not sure how far they'd go? He's going to find out about this next week, or the alternative might be to ask if they would prefer a cheap hotel for him for those nights I suppose.

    Thank you all again, I was very frought when I pleaded for ideas, and tbh I still am, but you guys have been really, really helpful and I am very grateful. :)
