Is now the right time to sell or rent?

My dilemma is this - I want to move out of east london but people keep saying to me, don't sell because of the olympics coming in 4 years time. Therefore, rent it out and sell closer to that time to make more money. However, will the house prices do down even more or will the olympics boost this area and keep it reasonably high? Will I regret if I sell now? Will house prices go down even more in the next 4 years?

    If you find anyone with a reliable crystal ball please give it an extra polish for me :-) I suggest keep and rent out, if you can cash-flow the rental voids, because over the long term property prices tend to go up .. if they do go down just wait for them to go up again provided you can cover the vacant times.

    That's where the biggest falls will be. No about of self interest/optimism will change that IMHO.

    I do have a crystal ball but I don't know if it is faulty but all I see is the person opposite me upside down!
