Advice on home buying

I would welcome some advice with regards to buying a property.

Having considered for some time (including visiting and researching areas), we have decided to sell our current house and move to a new, larger house. We have been looking at properties for some while, and last week put our property on the market.

We have just found the house that is perfect for us for the next 20 years, and have had an offer accepted (a lot quicker than I expected). However, as our house has only just gone on the market, we are fairly early on in the process.

The vendor wants us to commission surveys ASAP to show we are a serious purchaser so that they can take the property off the market. However, I am slightly uncomfortable committing to surveys and searches when our house is unsold. My fear is that if it takes a long time to sell our current house, the vendor will pull out and we will be left with the bills.

    I am afraid you are stuck in a chain, until you get some real interest in your own property you cannot proceed with the house you have made an offer on

    if you need to sell fast, then all you can do is reasearch the area to see what others have gone for, and are presently on for, and go in under them, providing you can take the hit...?
