how to prove that I own the house

Hello,

It is a silly question. We just bought our first house and are mortgaging it. However, for some reason I need a letter to prove that we have bought a house and are mortgaging it (some embassy needs it for some reason). Will the letter from my solicitor be enough? If not, where can I get a letter to prove that (e.g. letter from Halifax)?

    Why don't you ask the people who want proof of ownership what they will accept as proof?
    They may accept copies of documents you already have, like mortgage statements. If they want letters from Halifax or solicitors either will, probably, charge you for these.
    Don't think anyone on here can do more than guess what a third-party will find acceptable proof.

    I do not have this certificate now. Should I receive one automatically from the Land Registry or I need to pay for £2.00 to get it from their web site?

  • Once the application your solicitor sends to the Land Registry to register you as the new owners of the property has been completed the Land Registry will issue what are known as Official Copies of the title registers.

    Land and Charge Certificates are no longer used.

    The Official Copies are your proof of ownership as they will state the address of the property as well as the registered owners.

    However, it can take some time before the Official Copies are available if Stamp Duty Land Tax was payable on the purchase as the Land Registry will only complete a registration once a certificate has been issued by Revenue & Customs that all tax has been paid.

    While R&C are slowly getting better, they used to take up to two months to issue these certificates.

    So, when you get your Official Copies will depend on when the purchase was completed and if the SDLT certificate is now available.

    The Land Registry themselves could ask questions about the application (called requisitions) which could cause further delays!

    Instead of Official Copies the embassy may accept a letter from your solicitor along with a certified copy of the Form TR1 transferring title to the property to you.
