Estate Agent feedback when someone views your house?

how long should it be before the agent calls you to give you some feedback from a viewing?

Next day, certainly within two days. Even if they can't contact the viewer they should call and let you know.Everything that is supposed to be in heaven is already here on earth.

After being on the market for 8 months you get a bit tired of it to be honest. If they want your house they will buy it, no need for all the nonsense like it is a nice house but blah blah blah. People should view any issues before they step foot in your house. Feedback is nonsense until the day they say they want the house, nice house, nice dog didn't like the parking issues. Yeah right.I came in to this world with nothing and I've still got most of it left. :rolleyes:0

I don't agree that it's nonsense.
It's nonsense if the agent fails to pass it on faithfully and says stuff like 'it's not for them' but if they can get the proper reason that people didn't want to buy the house, it can certainly help. Sometimes a house just isn't for someone but things like 'Too small' for example can be translated as 'too expensive for what you get'. One persons feedback can't be taken as gospel but a build up gives you a reasonable picture of what you can change.
After eight months on the market you should have enough feedback to know why it isn't selling.Everything that is supposed to be in heaven is already here on earth.

Yes understood. Trouble is I should have mentioned the house is back off the road, that is the main issue and people have spoke about it after viewing.(easily spotted before viewing) I can't move the house nearer the road. If I could then we probably wouldn't be selling. Twelve to eighteen months ago they were selling well, unfortunately the ones with "issues" are sticking.I came in to this world with nothing and I've still got most of it left. :rolleyes:0

Which highlights the two aspects to negative feedback. Things you can change and things you can't. For things you can't change but are obvious before viewing you could ask your EA to ask why they bothered to view. (He won't because he won't want to upset them in the current climate;) ).
The only other way you can influence people on 'unchangeable' things is with the price.
After two days ring and ask for feedback. If you do that every time, the EA may get used to the idea that he has to obtain feedback for you and do it without being asked.:rolleyes:0 -
Why is being back off the road an issue ? Surely thats a plus meaning less traffic noise unless of course is so back off the road that you need hiking boots to get to it of course. Could you maybe consider a drive if it doesnt already have on ?0

30 to 40 feet from the road, tree lined road and no drives on any of the houses.So it would be an expense to put in a drive. Park the car on road side. One woman that viewed the property asked "how do you get the shopping from the car to the house", I ask you, another that did not weigh it up before wasting our time. The list is endless.One potential buyer booked a viewing through the agent then drove by and saw the situation and cancelled viewing. I am happy with that, no time wasting going on.I came in to this world with nothing and I've still got most of it left. :rolleyes:0

Remember that sometimes EA details can be slightly misleading. I went to see a property that was described as as having a 'courtyard' garden and in the photos it looked quite a reasonable size, however when we saw it it was about 4ft sq and so tiny.
Perhaps the agent hasn't made it clear that there is a bit of a walk to the house? Would you prefer them to drive up, see the property and drive past without viewing the rest of the house? That surely wastes more of your time as you tidy and prepare for viewing and then no-one shows.0 -
The details do say set back off the road to be fair. Most people have been local and should know the score. I would rather do as we do drive round the area first and if it is not an issue then take it from there. PS dropped the price 10% from the original price which was overpriced the day the agent came here. He warned us that things had slowed down.... I should say. Luckily we don't need to sell so we are in for a long haul along with loads of others.I came in to this world with nothing and I've still got most of it left. :rolleyes:0
