Hi

Can anyone offer advice on compiling my own HIP ie. what documents are required, where to obtain them and so on. In laymans terms if possible!!

    What does a HIP cost?
    Bankruptcy isn't the worst that can happen to you. The worst that can happen is your forced to live the rest of your life in abject poverty trying to repay the debts.

    Take a look at the Law Society website and if you type hip into the search box all the info you need will appear. Its really complicated and needs to be done properly - even if you are able to obtain the different parts of the pack are you able to assess whether the result is good or bad?

    We recently compiled our own HIP and found the process straightforward and easy to do, if you need help then please let me know, as the government website although full of information doesnt tell you all you need to know!

    You must get the searches from the right providers. In the case of the Water/Drainage Search this will have to be the Water Company concerned. For the Local Search (which is actually two forms,a LLC1 and a Con29R) the replies can be provided by submission direct tot he Local Authority concerned at variable cost (£70-£250?) or by a search provider with professional indemnity insurance such as OneSearch or Richards Gray who will charge around £100.

    DO NOT do a personal search where you go yourself to the Council to get the information - this might be OK if you were buying a house for cash but will not provide all the documentation and will have no insurance for the benefit of a buyer. I have a case at the moment where the seller did his own personal search and has produced a one piece of paper (part of what we usually get) with a list of planning decisions, but not answers to all the other questions. The search is going to have to be repeated now and is delaying things much to everyone's annoyance.

    You will also have to obtain the Land Registry entries from the Land Registry website. If your property is not registered then you would have to prepare an epitome of title and then it will be easier to go to a solicitor.

    The final thing (and, from the government's point of view, apparently most important!), is the Energy Certificate. You can find a Domestic Energy Assessor by searching on the web and the EPC will cost £60-£120 ish depending on area and type of property.

    The cost is therefore going to be at least £200, and probably more. A solicitor is probably going to charge £300-£350 for a freehold registered HIP so you have to weigh the cost saving against the hassle and time involved in getting the forms, contacting the people and generally sorting it out.
