First Time Landlord - advice?

Hi all.

I was considering selling my property but due to the current situation I have decided to rent it out for 6-12 months and see how things stand then.

Can any private landlords out there give any pointers to a newcomer to the basics of letting - things to watch out for etc?

I shall be letting through the YourMove chain.

Thanks...

I really don't think that things will improve in the next 6-12 months.

  • We have recently become BTL owners of a small student house.
We have appointmed letting Management Agents which we plan to use for the first year, so we learn from them, with a view to manage the property ourselves after a year or so.
It will cost you (10-12% of income) but is well worth it in ouropinion.

There are many pitfalls awaiting the first time landlord, it is not easy money and my advice is don't do it.

if you must do this - join national landlords assoc and learn the business - membership is tax deductible they have a great legal help line and you can check out things your letting agent tells you with them - and you will get better insurance on your property if you are a member.

If you are thining about selling need to be selling NOW at a diso!!!! to get rid.

The alternative is to chase the market down.
Bankruptcy isn't the worst that can happen to you. The worst that can happen is your forced to live the rest of your life in abject poverty trying to repay the debts.
