Got deed to be signed, how long now?

I have received the mortgage deed today, to be signed and witnessed. I was just wondering how long now everyone expects it to be before we can exchange/complete?! I know it is a how long is a piece of string question, but I am getting excited now.

The chain has us and 2 others above us. They are apparently proceeding well.

I would like to ideally complete at the end of June to coincide with the end of our AST but we can continue to rent on a weekly basis if we have to. (would prefer not to, and if LL gets new tenants we have to leave :()

    Hi congratulations on getting the hard part done!! With us i 'think' it took about 2 weeks from getting it signed but we were slightly easier in that this is our first home so no ties as such! Hope all goes well, i would say you will surely be done by the end of June! good luck x

    ooh it would be good if we could get in for the end of June. I don't really want to stay in this dump a minute longer! I don't even mind sleeping on the floor and sitting on our garden chairs (we don't have much furniture atm!) if it means we can get in before June is over. We can afford for the rent and the mortgage to overlap for a couple of weeks so we might even get in sooner!

    Keeping on top of this is key.

    There's always someone who's less organised then you. Make sure you're getting agents/solicitors to chivvy people along.

    I am glad that our chain is fairly small. I am going to ring the solicitor tomorrow to find out if she has any sort of estimate of time scales yet.

    Just need to go round to a friend's house now to get them to witness our signatures!

    Anyone else have any experiences of time scales from this point?

    Sorry but the only person who can answer you in such a way that you can take it with some certainty is your own solicitor. Although solicitors don't like giving estimates unless they feel the exchange date is imminent. As already said you need to chase him/her and anyone else you can including the EA.

    She has done the searches and said that after that she would be able to tell me a rough date, so I hope that tomorrow she will tell me where we are in terms of exchanging. What other things have to be done re EA? They are being annoying and pushing us from one branch to another claiming they don't know who is dealing with it!

    Sounds good and very close to where you are hoping to be.

    Your EA is there to be chased and to be expected to chase for you right up until contracts are exchanged. Best for them to chase twice and get an answer/s than not chase and have no answers.

    You must listen to what your solicitor says. Although your chain is short you have no idea what we find sometimes when we make the phone calls to try to organise an exchange - there can be problems elsewhere in the chain which appear out of the woodwork when you least expect them! The moral is to be cautiously optimistic but don't give notice on your rented until contracts have actually been exchanged.

    Well we signed the deeds and contract over 2 weeks ago and there is no sign of exchange. Our buyers have decided, at the 11th hour, to go with a different mortgage lender, so are starting the whole application process again from scratch!!!!!!!!!!

    Unfortunately our house is a 12 month contract, and if they get somewhere else for the next 12 months then we have to move out. (we would have had to sign up for another 12 months if we wanted to stay!) We live in a student area so this is common practice. Luckily the house is in a right old state so the LL hasn't got anyone to move in yet, so we can extend it on a week by week basis at the discretion of the letting agent. If they get someone else though we are out! Luckily we have a friend we can live with for a bit and we are in furnished at the mo so only have a table, washing machine and our presonal belongings.

    Just about to ring the EA and solicitor now!

    I hope that us being bottom of the chain is a good thing as it is FTBs that are struggling to get mortgages and ours is sorted.
