So what's this about then? Details give £180k - £200k.
The EA said they had put it on at this price 'to see what sort of offers they got' - 'because of the state of the market'.
House is empty and 'no onward chain'. What would you offer?

Point taken. I'll have a look at it and see how keen I am. I am a cash buyer and with the market being slow, I was looking at properties over my budget anyway.

I would look fairly critically at it, I get the feeling from the description, its a very hard property to value and the EA is fishing, go in very low.Freedom is not worth having if it does not include the freedom to make mistakes.0

If the guide price is 180-200k, it has basically been valued at 180k, and they have put upto 200k to make it seem like a bargain (30k off) to anyone offering 170k. Also, it will show in the results when people search for houses up to 180k, while seeming like one worth a lot more, inviting instant interest. A fairly common psychological tactic.
That is my reading of the situation anyway. I would offer based on a price of 180k. See what else has sold for that in the area and do some reasearch etc to work out your offer!0 -

Look on nethouseprices and houseprices.com to see what similar houses have sold for.
