advice please on landlord selling my rented house

hi i need some advice please i am in a horrible situation me and my girlfriend moved into a rented house January and signed a 6 month contract with the landlord who seemed a nice lady and we got on well,on signing the 6 month contract she basically assured us that once our 6 months were up shed be happy for us to resign another 6 or 12 month contract ,we were happy decorated the house from top to botttom had bt installed had broadband installed bought home contents insurance changed doctors and dentist,changed bank account details,changed driving license details and changed car insurance details,now a month before our contract is up in june the landlord rings and says she can no longer afford the mortgage repayments on the house and thus is putting it up for sale,we were totally shocked as only a few weeks before her husband had came around and dropped off wooden flooring for the loft which he said he was gonna come around soon and floor the loft for us so we could have extra storage space up there,does any one know how much notice she has to give us to leave people have said 1 month others 2 months written notice?,any advice would be appreciated thank you

    Sadly this is the problem with renting....I've lived in rental properties, some for 12 months some for years..the last property I lived in I had to move out of because it was being sold..we didn't know only 2 months before but had figured it out. I've never ever done up a rental property, I dont' own it so why should I spend money on it? Thye just benefit from what you have done. YOu could try and ask for money for the decoration but it depends on your landlord, did they agree to pay you for decorating or did you just go ahead and do it because you wanted to?

    2 months to end on a rent day. It needs to be formal notice served correctly - not a phone call. If she has not done it correctly then the notice is void, so you could wait until the day before the contract ends and then tell her that her notice was invalid at which point the 2 months would start from the next rent day.

    This is a sign that you will have to find another home sooner rather than later.

    On a six month contract I suspect you will be given one months notice..but it should stipulate that in you contract. I'm on a 12 month contract and ours is 2months/6 wks.

    If the owner can't afford the mortgage payments then the OP has no chance of seeing any money for the redecoration unless it was written into the contract (highly unlikely from what the OP has said).

    To the OP, I sympathise but welcome to the world of renting. If you want the stability of being able to live somewhere long term, buy your own place. Harsh but true I'm afraid.

    if you started renting in january your agreement will expire in June - check that she has not included a thing called a Section 21 Npotice in your agreement docs . if she has not she has to give you two months notice in writing to coincide with the rent day

    You say it like it's a choice! I'm sure plenty of renters would like to own, but can't afford it. Doh :rolleyes:

    To the OP -I can't believe your LLs circumstances have changed that drastically since January!! Did you by any chance tell her you'd be decorating? Seems to me like their plan was to sell from the start, and they've just had the place decorated for free. Of course you have no way of proving this, and as a renter you just have to suck it up. I'm in a similar position as my LL is also selling (or is attempting to - this place ain't shifting for a while, i'm sure of it) but i'm lucky in that I found somewhere else to to rent just 2 days after getting the Notice (and it's much nicer than this place).

    As galling as it may be, you might just have to put this one down to experience and find somewhere else to live. Your LL is likely to keep you dangling for a while, because she'll want your rent payments while she's trying to sell the place. Meanwhile you have to put up with randoms walking around viewing your home (well, thats what the LL hopes but depending on where you live you might not get any!) Don't dance to her tune! You've already put her property into a nicer position than it was before, don't make it easier by agreeing to hang on in there until it sells (or not). Look for somewhere else and give your 2 months Notice before your next rent day. You can chuckle to yourself when she ends up having to slash the price in a years time because no one wants to buy it :D

    A tenant is allowed quiet enjoyment of the property and does not have to allow viewings.

    To the OP -I can't believe your LLs circumstances have changed that drastically since January!!

    All it would take is for her to be on a Northern Rock mortgage and the fixed term ending soon.

    tenants have to give only one months notice - irrespective of what it says in their tenancy agreement

    Everyone has a choice so please don't come with that sob-story. :rolleyes: The problem with the people in this country is they prefer to !!!! their hard earned money down their necks and/or get themselves up to the eyeballs in credit card debt instead of living within their means and SAVING. Yes, SAVING ! Anyone remember that word? :rolleyes:

    If people saved then they'd be able to buy things that cost a lot of money, like houses!

    The choice is yours....
