Work needs doing to a house I am looking at?

I am a first time buyer. I have a house in mind and have agreed a price with the vendor. However, I had a buyer home report conducted on the house. Which came up with some problems not major ones but problems that could come up when I come to sell the house. The current situation of the house that it needs work doing to it anyway i.e. new bathroom in which I had budgeted for in the agreed sale price. But I dont want costs to go out of control for other aspects that have come up in the report.

So I have been informed to get quotes done for the work that needs doing so I can represent these to the vendor and try and come to agreement on the sale price. However, the vendor suffers from a mental illness and its hard to show people round to see what work needs to be done. So someone has suggested to give the buyers report to people who can carry out the work?.

The work that needs doing is from repointing brick work to insulation of the pipes. So who do I get to do this ? One person or do I have to go indvidually to a roofer, a plumber and etc. Also will people give me quotes off the surveryors reports? as mentioned before it will be hard to show them around the property due to previously mentioned circumstances. but want a fair reflection of what work needs to be done and how much, so then I can make the decision to exchange contracts or not.

    no one can estimate accurately for a job without seeing it - so you will have to find a way to get a builder in - explain that he will have to identify all the jobs and then get quotes from other professionals for you - but these figures will not be accurate - merely estimates.

    surely if the seller allowed prospective purchasers in to view the house s/he must allow builders in also ? talk to the Estate agent that is what they are there for - they should help negotiate with the seller for you
