Landlord with tenants in arrears

Hi I am a landlord and have tenants in arrears who don't respond to the usual requests to pay. Does anyone know of a site where I can download official letters that might have more impact, without me having to go to lawyer and get one drafted for an extortionate fee? Many thanks

Are they on an Assured Shorthold Tenancy?
If so, what are the start dates? End dates?

    How much in arrears?
On what date did you last receive money from them?

With that info people can be very very specific in what you need to do. Without that, it might get confusing to read.

If you are a LL and asking this question then you are out of your depth and I strongly advise you to seek legal advice.

    There’s a basic example here:

    http://www.letterexpert.co.uk/LetterFromLandlordToTenantsRegardingBadBehaviour.html

Letters and forms available here http://www.riky.co.uk/documentcentre.asp (fee) Think there may also be some letters on LandlordZone.

You could join one of the LL association (national or a local affiliated one) or join here: http://www.landlordlaw.co.uk/ (run by Tessa Shepperson a property lawyer who also produces Lawpack Tenancy Agmts) The cost can go down on your tax form as an expense against rental income and you’ll have access to valuable advice and updates.

Lawpack do a book “Landlords Letters” by Adam Church (endorsed by NLA- Nat LL Assoc) available from WHS or Amazon - cost around 7 or 8 quid.
