There are other houses in the area that have sold, that are more expensive than mine and that are on the same par as mine.
I think that if you put 'your' house on the market, I wonder what price you would put it on for? eh!
Obviously you would put it on at a much lower price than evey one else and disregard what the EA's say about value.(not that their any good at pricing)
What would you think when nobody is interested in your property after it's been on for a couple of months
Or is it as you are right now fence sittng ready for when the time is right

I think its swings and roundabouts. In my typical southeast town. A friend of mine put his house on the market for £147,500 and had a offer which he accepted for £145,000 inside a week and his house wa spriced very much at the top end of the range for that type of property.
Similarly a house on my road put up a for sale sign and was sold inside a week (though I don't know if it achieved the asking price)
There was one property that sat on the market for 12 weeks ( it did not have the best parking and was on the corner of abusy road and at the price it was on for for another 10K you could get good parking in a quiet road)but even that has finally been sold.
In my area properties seem to be coming and going reasonably quickly with just one or two exceptions where they are very overpriced or something is wrong with them.
So I think just a case of hang in there as in general it seems as its business as usual.

I think the price of the house is dependent on what the demand is for that area. In places like London or suburbs you might be able to get away for the price you set. I bought a house early this year in a village I really loved but I had to wait fro 8 months for the house within my budget to come on to market. Having said that, I thought Cornwall was a sought after place. I think you should hold fort for a while before lowering the price drastically.0

I was only asking the question about if other properties had sold to try and see your situation. But if properties are selling at higher prices yet you can't get a single viewing then something is wrong(or buyers don't view your property in the same way you are), but evidently you get riled by anyone asking questions about your situation so I'll leave it.
What price I'd market my own place at is irrelevant, but if no-one had even viewed after a couple of months, I'd assume something was up with the property or the estate agent. And again as I said, no not buying, no not selling, but staying put who knows.0 -
I was reading yesterday that a half point drop in base rate is equal to about £80 a month on a £100 000 mortgage, I seriously doubt a tenner a week is going to set the housing market on fire again.0

In answer to Jake, I'm one of these evil FTBers who simply refuses to take it like a man and pay twice as much as what someone else paid just a few years ago.
My mindset is this: A property which is on the market for 200K is very expensive.
If I think it's going to be priced at 250K in six months' time I still think the price is expensive, but I'm going to bite the bullet.
If I think the property is still going to be worth 200K in six months' time, I can happily wait and save.
If I think the property could be worth £190K in that time I'm definitely doing nothing.
property is so expensive I'm not going to rush into anything unless I'm forced to.
But to be honest, your place doesn't sound like a FTBer property, so I really don't see why you haven't had viewings. The elevated position sounds like a plus point in my book.
However, I am starting to worry about the economy, my job etc, so that would also put me off making a large purchase.0 -

Yes, I do get riled, because
I know what the situations like.
We gone over it with other's who are in the same boat.
Looked at, (well we think) almost every reason for the prop's not selling not being seen.
I don't mean to be Rude! and i'm sorry

We have looked at other EA's
We know of a couple of properties that have changed and dropped their prices.and still haven't sold
The property is in tip top condition.
The one that was dearer than ours, has a better access, flater
But is on the main road and smack bang next to a river that floods
If you don't like hills and narrow lanes,
and you dont get 18 hours of sunshine. then you won't buy it
It's like our last place we had
we had parking on the main road, steps which quite a few did not like .
We sold it in the end
and it's been sold again.
In our case it's horses for courses.
