Idiot as per usual DMG..Lets spoil another thread shall we:rolleyes:

O.P..Dont listen to the above nonsense.

I have let out 4 properties within the last 5 years, all through estate agents. Every single estate agent asked for proof of income, employment references and bank statements.

    Every single estate agent

DMG is obviously too stupid to realise that on a bank statement, it will clearly show incoming money. If you were employed it would say the name of the company that has paid you in the description box of your bank statement. If its from benefits it will clearly show that benefit in the description box.

That is how you would get found out, along with obviously not being able to provide employment details, references, salary details etc etc.

Do not listen to DMG above, she obviously has no experience with working.

On a different note, you may find a landlord (In a local newspaper, on the internet etc) that does not go through the same vetting checks and that will happily accept housing benefit. I for 1 am not saying its impossible through an estate agent, but its highly unlikely. (Some people have successfully went through an estate agent, well so they say anyway)

We all know your views on people claiming benefits, and the fact that your above post is contradictory shows that you are the only idiot around here.

Why are you still hanging around on the Benefits board when you despise claimants so much?

    saltandvinegar, I have PM'ed you x

Okay you are right and i am wrong:rolleyes:

(Why the need to PM her, im sure she is big enough to make up her own mind? Tell you what, you continue to feed her misleading info and when she goes into the nearest agent to enquire she will be in for a hell of a shock and it will be you totally at blame for feeding her duff info)

Contradictory....No, it is not i have never once said that 100% of estate agents have the same policy. I said most do

But feel free to bring down another thread DMG:T (Just a quick question, what is your excuse for not working? You can obviously operate a keyboard so why dont you get a job in an office? Suggestion:rolleyes: )

As to your other point....People that claim benefits that are disabled, long term genuinally sick, short term down on luck (6mths) and genuine single mums on IS, then i do not have a problem with. I will happily pay my taxes to support those that fall into the above category.

It's those that are able bodied that choose not to work because they are bone idle and lazy, i have problems with.

I do not have a problem with people on benefits, only scroungers. (There's a good thread in the discussion forum about scroungers)

mitchaa I can operate a kb but dont work, I could maybe work full time from home which I have looked into but there is no support from the job centre on that type of work and nothing I could find. My own reason for not working in an office is that I need a certian level of mobility to get there and I exect I would be expected to get out my seat to attend meetings, do errands etc. Finally my condition would likely lead to sporadic attendance something employers dont take kindly to. I cant even wear shoes the weight and pressure on my feet means I can only walk wearing socks or bear foot. So dont make assumptions just because someone is able to post on a forum.

Chrysalis...There is a long running battle between myself and DMG, the comment was made in jest.

I believe DMG is on incapacity benefit with depression so i wish her all the best and a safe return to work :) ( I am sure she'll do well in an office as she is a bit of a keyboard warrior ;) )

    ;) )

Having a battle between posters does not help OP.

OP - I am not a benefits rights adviser, so I can only tell you from my own knowledge of my cousin's experience.

She rented privately, her tenancy agreement stated that HB claimants were not allowed. Her income was not enough to meet the letting agent's requirements, although she had enough money in savings for the first three months and was hoping to find full time work before it ran out.

The landlord agreed to let to her provided she had a guarantor with an income over £x who would guarantee to pay the rent if she missed a payment. Fortunately a relative agreed to be guarantor for her and she got the house.

Subsequently her circumstances changed, she got part-time work but was unable to find full-time work. She successfully applied for HB although she did not get the full amount because she was living in a two bed house but her daughter was away at college in the week, so she was assessed as needing only a one bed place.

The HB was paid directly to her. She did not tell the LL, and continued to live there happily until her daughter finished college and got a place of her own.

So the conclusion from that is -

Yes your partner can rent a place in her own name provided she can meet the LL's minimum income requirements OR get a guarantor OR she is entitled to HB in her own name and can find a LL who will accept HB tenants.

If her circumstances change after she has taken on the tenancy - eg you move in, then that will be a change in circumstance that would have to be notified to HB (if she is claiming) and the HB re-assessed.

She would have to clear this with the LL though before taking the tenancy as some landlords will not allow additional people to live in the place, and in any case you would have to sign a disclaimer confirming that you would have no right to remain when the tenancy ends.

I do not know if your name would have to be on the tenancy in order for you to be taken into account in determining HB, but I doubt it as all they are normally concerned about is - are you living as a couple and what is your joint income. However a phone call to the HB office or the CAB should answer that question.
I'm a retired employment solicitor. Hopefully some of my comments might be useful, but they are only my opinion and not intended as legal advice.

    Thank you PasturesNew ... x

mitchaa I have no problem with you when you are trying to help people and not just trolling. Sadly at the moment all that you seem to do is the latter (your posts speak for themselves, and many have been quoted, so there is no point in deleting them as you have done in the past). Also, not that it is any of your business, even though I have a long term health condition my income is not from welfare benefits - indeed, if anybody could see my mortgage, they would know that there is no way I could survive on benefits.

I like you really DMG ;)

Im not stupid enough to deny that your posts most of the time are informative and helpful to those that ask the questions and I have learned quite a bit from you also. We just dont see eye to eye now and again. (All fun though)

(I do not have a problem with people on benefits, just to let you know ;) )

    Only those that are workshy.

Ill leave this thread alone now otherwise another riot coming:beer:
